Here is some crucial information to know when booking with us.

  • Check-in: 2pm
  • Check-out: 10am
  • Pets: must be kept on a lead and any pooped scooped
  • Smoking: is limited to just the area at the top of the path/near the gated entrance.
  • BBQ’s: we provide one that you can use.
  • Fires: we have a log burner in the hobbit house you can use and also a fire pit on the lawn you can use. Please do not start fires other than these two places.

We reserve the right to refuse entry to the campsite, cancel bookings, or instruct people to leave the campsite, for any reason (for example due to inappropriate behaviour).

The person booking, where they are booked on behalf of other people, is responsible for disseminating the appropriate information to those persons. For example: the terms and conditions.

Bookings are non-refundable. They can be held over to another date, subject to availability, later that year. If the date is changed to a higher priced date then the difference will need to be paid at the time. We strongly advise visitors to take out full holiday insurance to cover cancellations & public liability.

We reserve the right to refuse entry to any of our properties, cancel any booking, or ask people to leave a property for any reason.

Bookings are non-refundable. If the change is more than three days before the check-in we can carry over any credit to another stay with us at any of our short-term stays, subject to availability, within the same calendar year. Should the new dates be at a higher price date then the difference will need to be paid. Changes less than 24 hours before the check-in will be at our discretion.

It is our guest’s responsibility to obtain full insurance to cover cancellations, public liability, personal belongings, and other losses.

Hot Tub – to set up, clean, run and maintain the hot tub we ask for a fee which is added to the bookings when the hot tub is selected.

Pets – we charge a small fee if you bring a pet or pets. This will be added to the total checkout price.
