Can we bring our dog?

Yes, we are pet-friendly, with up to four well-behaved pets. There is a small cleaning charge which is added to the booking form when checking out.

We ask all pets are kept on the lead when in The Dell as the garden is shared with us, chickens, and ducks.

All poop needs to be scooped and binned.

Here is our cancellation policy, please share it with all appropriate parties.

We reserve the right to refuse entry to any of our properties, cancel any booking, or ask people to leave a property for any reason.

Bookings are non-refundable. If the change is more than three days before the check-in we can carry over any credit to another stay with us at any of our short-term stays, subject to availability, within the same calendar year. Should the new dates be at a higher price date then the difference will need to be paid. Changes less than 24 hours before the check-in will be at our discretion.

It is our guest’s responsibility to obtain full insurance to cover cancellations, public liability, personal belongings, and other losses.

Yes! The chickens will love the attention. We provide a small tub of mealworms (dried) which they will love. Please just feed them the mealworms.

Once you book with us you can’t cancel and get a refund but you can rebook for a later date. See our T&C’s

The day before you arrive we will send you our house manual which has all the extra information in for your stay. It’ll cover where everything is and the places we recommend.

Check-out is 10:00 am. We try to accommodate later check-outs, however, our cleaning slot tends to be 10:00 am-11:00 am so the cleaners do want to arrive and clean promptly.

Check-in is from 2:00 pm. Check-out is 10:00 am.

There a log burner in the Hobbit House which you can light as often as you need. Outside we have a small BBQ/fire pit that you can use when you like. We ask that any fire lighting be limited to these only.
